New 1015 Sq. Ft. home West of the existing house. Home to be one story slab on grade with conventional framing, open trusses, and asphalt roof. All utilities including sewer, water and gas are existing and shown on the plans. Power will be brought in off the existing new 100 amp service from the existing house. Sewer and Gas shall be tied into existing lines North of the new house. Heating and air-conditioning via new split unit condenser on South side with 3 ceiling diffusers as shown on plans, along with one transfer grill over the door to the pantry area. Also, one below cabinet heater in each bathroom. I should be noted that a new approach and driveway is proposed off 800 West for access to this ADU. Also note the existing sidewalk is not in good condition, very old and may need to be replaced.
