Commercial Building Permit: South Temple Apartments 118 to 121 Units

The building was originally permitted under BLD2019-03335 at 118 units. During construction, our team determined that the two-level townhome units could not be built as drawn. The historic components of the building made that configuration structurally unworkable. Those units were reconfigured into single-level units, which brought the total to 121. The square footage of the building did not change, and the three units were inspected along with the rest of the building during construction.The demolition was carried out as permitted. The new construction included constructing 3 studio units and a resident storage area. No staircases were constructed connected the lower floor to the upper floor as was originally planned with the townhome units. Our best understanding is that the revised count went to the city when we went back through and resubmitted for the parking garage changes. Our team has since located an address plan reflecting 121 units. We can't locate an approved plan set at that count, though, and we haven't been able to find the correspondence we hoped would confirm it.In corresponding with Casey Stewart & Jason Bernston, we were informed that we, "would need to apply for a new commercial building permit to change the number of units. As part of that application process, you will submit a new impact fee worksheet. Once that is issued and inspections are complete, a new Certificate of Occupancy can be issued." This is our submission.
